Restrictions in the community:

Do you have any restrictions regarding dog sizes and breeds?

BWP does not have any restrictions regarding dog sizes and breeds. Please note that any federal, state, and local laws/ordinances regarding pets still apply.

Are golf carts allowed in the community?

All streets within BWP are public roads and are under the jurisdiction of the City of Eustis and the local police department. Therefore, all rules and regulations that apply on public streets outside of BWP, also apply inside BWP. We do ask all of our residents and visitors to strictly adhere to the speed limit and pay special attention while driving through this residential neighborhood with kids playing in front yards, and people walking in the street as we do not have any sidewalks in our community.

Do you have any restrictions regarding short or long term rental?

As there were multiple issues in the past with short term vacation rentals, the HOA decided to require a minimum rental agreement of 6 months. During the rental period, the home owner is responsible that the tenants adhere to all rules and regulations of our community.

Are private yard sales permitted?

Even though private yard sales are permitted, we recommend to join forces with your neighbors, and schedule your yard sale at the same time that BWP is running a community-wide yard sale.

Do you have any restrictions regarding parking vehicles (cars, trucks, RVs) or boats in your community?

All streets within BWP are public streets; therefore, City of Eustis and Lake County ordinances, as well as federal and state laws, must be followed. Regarding private driveways, the HOA does not impose any restrictions on the types of vehicles that can be parked in them. This includes recreational vehicles as well as boats. However, we do ask that no vehicles are parked in the driveway or garage, but not in the yard.

BWP HOA:

How much are annual dues?

The BWP board of directors is working very hard to keep our annual dues as low as possible, while being able to maintain our annual budget. As of July 1st, 2026, the annual dues are $470.00. The membership fee is due on July 1st of each year.

Your annual membership dues seem very low, what is included?

The annual HOA dues cover all of our HOA expenses. On a high level that includes upkeep of public and common areas, insurance for the HOA and its directors, and legal fees. None of our directors or members of our committees are receiving any compensation, they donate their time and expertise.

Is there a management company taking care of items concerning the HOA?

No, BWP does not employ a management company. It is thanks to very dedicated volunteers that we are able to keep our annual membership fees so low. Other HOAs that do employ management companies or employ paid staff charge their residents per month what we ask from our residents per year.

What amenities are available in the community?

We do offer a very tranquil dock on Lake Eustis that can be accessed by all our residents to fish or simply relax. Next to the walkway to our dock, we have a playground area for our youngest residents and their friends. Please note that when you access the walkway, the dock, or the playground, you do so at your own risk.
Furthermore, within our community we have multiple social clubs that bring together our residents who share common interests.

The City of Eustis as well as the neighboring towns of Mount Dora, Tavares, and Leesburg also offer various amenities for residents.

Is there public access to Lake Eustis?

Our community has its own community dock that is available to all BWP residents and their guests. The dock is locked, but all residents can request the gate code from the HOA. If necessary, we change the lock code and communicate the new combination to our residents.

Can you swim in Lake Eustis?

Swimming in Lake Eustis is generally not recommended due to several factors. While the lake itself is a popular spot for boating, fishing, and other water activities, there are safety concerns that make swimming less common:

  1. Alligators: Lake Eustis, like many lakes in Florida, is home to alligators. Although alligators typically avoid humans, swimming in freshwater lakes can pose a risk, especially in areas with dense vegetation where they might be more active.
  2. Water Quality: The water quality in Lake Eustis can vary, and certain times of the year may see an increase in algae blooms, particularly harmful blue-green algae. These blooms can affect water quality and make swimming unsafe.
  3. Lack of Designated Swimming Areas: Unlike some other lakes in the region, Lake Eustis does not have official public swimming areas or beaches with lifeguards. This lack of designated swimming spots makes it more suited for boating or fishing rather than recreational swimming.

If you’re looking to swim, it might be safer to head to one of the nearby lakes or parks with designated swimming areas, such as Lake Louisa State Park or some of the springs in the Ocala National Forest, which offer clear water and supervised swimming spots.

Is there an Emergency Notification System for the City of Eustis or Lake County?

Lake County operates AlertLake. It allows you to opt-in to receive notifications via phone calls, text messaging, e-mail and more based on locations you care about. You can choose to receive notifications about events that may affect your home, workplace, family’s schools and more. It will be used to notify you about imminent threats to health and safety as well as informational notifications that affect your locations or work environments. Administrators will send notifications regarding severe weather, flooding, gas leaks, police activity and more.

Does BWP have a community-wide yard sale?

Once a year, BWP joines forces with our neightbors over at Westgate and run a community-wide yard sale. Westgate and BWP split the cost to advertise in local newspapers and put up signs in the vicinity.
