What is ARC / What happened to ARB?

With the updates to our Governing Documents in May of 2026, the Architectural Review Board (ARB) was renamed to Architectural Review Committee (ARC) to avoid any ambiguity and follow Florida Statute 720. The roles and responsibilities of the ARC did not change.

What is the purpose of the ARC?

According to our by-laws, the ARC is required to ensure we keep a clean and well-maintained community.

What needs to get approved by the ARC?

All modifications to the property that are visible from the street will have to get approved by the ARC.

I need to paint my house, do I need ARC approval?

Yes, you will need to request ARC approval for any modifications to the outside of your house.

I need to touch up paint my house, and will use exactly the same color. Do I still need ARC approval?

For small touch up jobs that will not change the appearance of your house you do not need to request ARC approval.

We are planning on purchasing property in BWP and need to replace the roof immediately after closing. Can we submit an ARC request now even though we technically don’t own the property just yet?

No, unfortunately, we can only accept and work on ARC requests of current home owners. If it cannot wait until after closing, please reach out to the current home owners and have them put in the ARC request. As there is no financial obligation tied to an ARC request, the current owners should be able to honor your request.

Can I build a carport on my property?

According to our covenants and restrictions, residents are not permitted to build car ports within our community.

Solar panel installation cannot be prohibited by an HOA, do I still need to get approval?

Even though Florida Statue 163.04 guarantees Florida home owners the right to install solar panels on their property. we ask that you still submit an ARC request for our records.

What are the rules regarding privacy fences?

BWP is an open community with no obstructed views. Therefore, we do not approve privacy fences in our community. If fences are required to stay compliant with Federal, State, or local laws, there are some guidelines to be followed:

  • A yard fence can be no more than 4’ in height.
  • A fence must be installed only behind the rear line of the house.
  • Green or Black vinyl clad chain link fencemay be used.
  • No fence may be greater than 50% solid.
  • Variances have been given as to the use of lightweight black aluminum vertical fences. However, no other material or type of fence variances are being given at this time.
