Here’s a breakdown of what each type means:

  • For properties in good standing
  • No rush timeline
  • Delivered within 5–10 business days
  • Example: A homeowner selling their home with no overdue dues or violations. The closing is scheduled in 3 weeks.

⚑ Expedited Estoppel Request

  • For properties in good standing
  • Rush order for urgent closings
  • Delivered within 1–3 business days
  • Example: A buyer and seller agree on a fast-track closing within 5 days, and the title company needs the estoppel quickly.

❗ Standard Delinquent Estoppel Request

  • Property has outstanding dues or violations
  • Delivered within 5–10 business days
  • Example: A homeowner owes unpaid assessments and late fees. The title company needs a record of all balances and violations before proceeding.

🚨 Expedited Delinquent Estoppel Request

  • Property has outstanding balances
  • Rush order required
  • Delivered within 1–3 business days
  • Example: A seller with a delinquent account is under contract for a quick closing, and the estoppel must reflect all amounts due immediately.

πŸ“ How to Submit a Request

All estoppel requests must be submitted in writing through the appropriate channels. Title companies and legal representatives can reach out via info@brightwaterplace.org.

Please include the following:

  • Title Company & contact person
  • Property Address
  • Seller
  • Prospective buyer
  • Prospective closing date
  • Type of request (standard / expedited)

After we receive your request, we will issue an estoppel certificate between 1-3 business days for expedited requests, and 5-10 business days for standard requests. We will also include important information for the new residents and ask that you provide them with a copy of the documents.

Payment via check or Zelle is due upon closing. After closing, we also require a copy of the warranty deed.
